Grand villa in the classiest residential area of Vienna

The history of the house

The villa is a stately home, in one of the most prestigious residential areas of Vienna. Here were personalities such as Hermann Bahr, Max Reinhardt, Karl Farkas, Hans Moser, Max Schmeling, Anny Ondra and Alexander Girardi. In the neighboring house lived Alban Berg. The street-side view suggests an usual for the turn-of-the-century residential building. Inside, you will be surprised by a representative staircase and generous room layout.

Through the driveway with a room height of 3,90 m you get into the entrance room and from there into the library, which are connected by vaulted niches with a reception room. Via the stairwell, whose windows are decorated with medieval motifs you arrive the first floor. This consists first of an entrance room, three street-side living rooms (bedrooms), and a room with skylights and a garden saloon, which can be united by opening the intermediate doors to a single large lounge.

The common room and the kitchen can be opened to the partially shaded terrace, where even hot summer days can be spent wonderfully. The renovation of the interior has been designed to preserve the historic details, incorporating the demands of modern technology.

In addition, the old service courier tract on the ground floor can be used as a residential wing that can be connected to the garden.

House technic

The house technic has been completely renewed as part of the renovation.

Heating material: natural gas from the Vienna network heating baths: Junkers ZSB22-3 Gas-fired condensing unit mounted in the basement. The heating elements are a combination of underfloor heating, radiators and wall heating to enable an optimal combination of heating quality, comfort and optical design.

Hot water

There are 3 hot water tanks in the house to allow the shortest possible hot water lines. These are heated by the heating and electric heating.

The whole house was provided with a new electrical installation that meets the current standard.

Empty piping

As part of the electrical installation, an additional double empty piping was installed to allow a modern home technic, for example alarm system, computer networks, video cabling, remote controls, etc.

Regarding the use of the villa has a great potential. It can serve as a single-family home and / or company headquarters, or be supplied to a parsing.

The attic is suitable for a removal and extension. The 1.300 m² garden can be designed according to your own ideas. Here, following the orangery of the neighboring property, a building can be built, which can serve both residential purposes and as a garage.

Location and infrastructure

The center of the noble district of Hietzing is characterized by diverse shopping opportunities and varied high-quality gastronomy. Here are public and private schools, as well as kindergartens, and a high density of competence centers from almost all areas of medicine. Old-established families of the upper-class society, personalities from the politics of art and culture live here. Because of the embassies here, you have got a high security level.

At the time of Maria Theresa, the imperial summer residence was relocated in Hietzing. From the villa, which is close to Schönbrunn, the castle park with its baroque gardens, the palm house and the animal garden can be used as a daily recreational area. In summer, concerts take place in the castle park. But also in the rest of the district there are extensive forest and meadow areas, for example the Lainzer animal garden with its 2,450 hectares. The Trauttmansdorffgasse and the adjacent lanes are characterized by historically and architecturally remarkable buildings, such as the Villa Skywa-Primavesi by Joseph Hoffmann, the Villa Schratt, or the secessionist Fürstenhof, vis a vis the villa. The entire environment is subject to ensemble protection, so it retains its appearance.
